Project Stage

- Provide vital inputs and insights and ensure proper coordination with architects, consultants and vendors

- Review the design submitted by consultants and optimize the size of all related equipments]

- Study & Review of Architectural as well a Structural drawing before commencement of any work.

- Team management assigning task & monitoring co-ordination with related trades & services adhere to target on safety, time, cost & above all quality.

- To Schedule approvals vendor, shop drawing, material, methodology, mockups etc to facilitate proper execution of finishes

- Interior Finishing

- Retrofitting works viz finishing, structural steel strengtning, MEP, Escalator erection work etc. completed in running property with zero loss of revenue.

- Handling day to day work supervision of finishing activities.

- Co-ordination with seniors and different consultants related to the project.

- Block work, internal & external plaster, gypsum work, water proofing, fall Celling, Aluminum window work, carpentry work, all types of tilling work, Italian marble flooring with sizing as per wastage calculating, entrance lobby and lift lobby interior work as per drawing, internal & external painting, plumbing cp fitting to flat handover work

Project Management :

- Ensure real time monitoring and completion of work within the contract period to avoid cost escalations and cascading financial implications

- Monitoring of project activities such as Cost, Budget, Schedules, Resources, Procurement and Vendors and generate frequent MIS reports highlighting and tracking variances to the key stakeholders and management

- Follow up with the vendors on progress of jobs outsourced and put in place stringent vendor appraisal processes

- Conduct & coordinate review meetings and complete the actions from these meetings

- Highlight & raise alarms on envisaged delays or slippages in timelines, cost overruns etc.

- Conduct routine site inspection and spot instruction to vendors

Liaison & Compliance :

- Ensure completion all statutory compliances required at different stages of the project to avoid any delays / penalties

- Monitor Environment Health Safety (EHS) at project site and ensure that there is no violation of govt. guidelines and there are no untoward incidents or accidents resulting in injuries or unfortunate fatalities

Vendor Management :

- Review and scrutinize the tender documents submitted by consultants/ vendors to ensure they are within the acceptable organizational standards

- Scrutinize vendor bills and send to billing department for processing. Ensure the bills are 100% accurate and credit notes wherever eligible from vendors are received on time
