CapitaLand - Project Manager/Architect (12-15 yrs)
Roles and Responsibilities :
General :
- Understand the Company Vision, Mission, Values and align the department to deliver Design Solutions in time and cost. Adhere to organization policies, procedures, and business ethics codes and ensures that they are communicated and implemented within the team. Developing Action plans for Design Activities and its co-ordination with other Processes like Business Development, Leasing Teams, Legal, Branding & Communications, etc.
Design Management :
- Assist to assess, generate departmental Goals and plans. Manage performance of PJM department.
- Ensure the Brand value in the overall design intent vis a vis cost. Appoint Consultants to generate Design solutions based on Design brief from the Management.
- Assist to review design and advise on buildability and efficiency.
- Provide input on system selection and maintenance criteria based on efficiency considerations.
- Review specifications and advise on technical and practical aspects while being within budget.
- Detailed review of design documentation to ensure completeness and long-term efficiency.
Project Management :
- Assist to Highlight and flag design issues from a practicality and buildability perspective.
- Assist L Assist the tendering process including pre-qualification interviews.
- Assist in Advising on scheduling of services and drawing requirements.
- Co-ordination of services contractors with work by other contractors
- Quality control and testing and commissioning.
- Manage commissioning and the preparation of manuals.
- Detailed technical knowledge of the pre-construction and post construction phases of the Project with special emphasis on design management, coordination and site management
Budget and Scheduling :
- Manage the building design process with Architects, work with Site Coordinator to achieve design intent.
- Assist in Value engineering.
- Experience in building byelaws
Expertise :
- Design development of all kinds of large complex projects. Having in-depth knowledge of architecture, interior design, MEP design, landscape design and other project related disciplines.
- Should assist in reviewing packages for architecture for new construction projects and conversion projects commensurate with the international image of excellence in quality of design and aesthetic appeal.
- Set up consultant teams and lead the process of the project from conception through to completion.
- Coordinate with external teams and cross functional teams to synergize efforts leading upto a seamless project path.
- Assist to optimize design and present alternate creative, innovative & cost-effective design solutions without affecting design intent.
- Assist the company to ensure that the Project vision is carried throughout consistently from Concept till execution.
- Ensure document management as per international / company standards.
- Assist management to take prudent Decision for the overall Project and Organizational benefits.
- Control expenses to meet budget guidelines.
Pre-requisites :
- B.Arch. with exposure to the real estate trade particularly design management and execution of commercial, hotels and retail Buildings.
- Projects must be brought in by fiscal and calendar deadlines.
- Design management of Approved projects in the range of 800-1000 crores over 3 years
- Execution of approved projects including infrastructure of approx. 500-800 crores over 3 - 5 years
- Communication skills - with exposure to international consultants, and from within a large corporate structure.
- Ability to work seamlessly in large multiskilled teams.
