Role : To Manage the Projects Commercial Function for Buildings & Factories for multiple projects, from HO; and responsible to Plan & Coordinate the Commercial aspects of the entire cycle of Projects; along with end-to-end Project Commercial Management, Cost Monitoring, Budget Reviews.
- To also support V.P. Commercial/Head Commercial to regularly monitor & review ongoing projects, identify & highlight early warning signals, and prompt timely corrective actions to avoid project delays and cost overruns, and protect projects profitability.
Job Title : Commercial Manager (SENIOR LEVEL), MUMBAI - Building Construction Firm

Reports to : Head Commercial / Vice President Commercial (HO)
Key Accountability & Responsibilities :
- Lead and oversee the work of Commercial and Billing engineers
- Interact & provide Commercial Supports to the Project sites, Regional Offices, Project Proposals & Tenders Teams
- To support Head Commercial/V.P. Commercial in regular monitoring of ongoing projects, identifying & highlighting early warning signals, prompt corrective actions to resolve the issues in time and avoid project delays.
- Handling Commercial Terms & Conditions with Clients /Sub-contractors / Vendors
- Understanding the Client Contracts and executing them for the Commercial terms and conditions of all the projects.
- Creating and reviewing the First Budget / Cost Baseline program for Projects, and Cash Flows
- Closely Monitoring the Project commercials (Revenue and Profitability) for various projects; Periodic Reviews and MIS Reporting on the Project Commercials to the management.
- Monitoring Cost-to-complete for Projects, Reviewing the Weekly Cost Value Reports; Reviewing Projects Budgeted vs. Actual Cost with Variances based upon the Earned Value Technique.
- Project Billing and Certification from the clients.
- Subcontracting and administering the Sub contracts; Subcontract negotiation and finalization; approving Sub-contractors bills as per contract.
- Vendor management and development.
- Studying the Contract Terms & Conditions for Dispute Resolution Mechanism
- Maintain Good Relationship with Clients and Subcontractors.
- Notifying to the Functional Head regarding any dispute; and before making any commitments or amendments in the Contract.
Qualifications : Full-time B.Tech./B.E. (Civil), preferably with Masters in Construction Mgmt. Or MBA Finance.
Experience : 15+ yrs. of Projects Commercial Experience at Mid-Level, in Large Buildings Construction / Contracting Cos. Experience in Buildings & Factories Projects, especially the High-rise/Multi-storied Buildings are highly desirable.
Other Critical Key skills :
- Should also be technically Strong & able to do Multi-Tasking.
- Must know to use Primavera / MS Project, and MS Excel.
- Effective in negotiations skills; Excellent Soft skills, including Interpersonal, Communication & Analytical skills, besides Logical Thinking.
- Exposure to Contracts Administration, Budgets, Variations & Claims, Time Extension, Arbitration, and Finalization of Specialized Subcontracts would be useful.
Desirable Traits & Skills : Team Spirit; and ability to work in a collaborative manner with all concerned, Time management skills Presentation Skills
