Finishing Manager - Tower/Apartments/Villas (5-9 yrs)
Role Title : Finishing Manager
- The role purpose of a Finishing Manager is to manage the meticulous implementation of finishing works & details for the assigned sites, ensuring the highest quality standards, customizations, and timely project completion, while also prioritizing safety and efficiency/productivity.
- This role will be responsible for assigned sites (tower/towers/ group of apartments/Villas etc.), will manage a team and shall report to the Head- Finishes for PoARR.
Areas of Accountability :
Quality Assurance and Control :
- Implement and maintain a robust quality control system for finishing works.
- Ensure that all finishing materials and techniques meet the TE quality standards.
- Conduct regular inspections and tests to identify and address any quality issues promptly.
Project Planning and Scheduling :
- Develop detailed finishing work schedules to ensure on time project completion.
- Proactively identify issues/obstacles and devise comprehensive solutions.
- Allocate resources effectively to meet project timelines.
- Monitor progress and take corrective actions if needed to ensure on-time delivery.
Work Execution, Team & Stakeholders Management :
- Execute the finishing works by supervising both TE staff, contract staff & labour in line with industry productivity norms.
- Ensure sourcing of skilled tradesmen/craftsmen for Finishing works at the sites
- Provide clear instructions and guidance to the workforce.
- Foster a culture of accountability, safety, and quality among the team.
- Partner with other project stakeholders (i.e., Capability Lines, subcontractors etc.) to ensure effective completion of the finishing works.
Cost Control and Budget Management :
- Manage the finishing works budget effectively, optimizing resource allocation.
- Identify cost-saving opportunities without compromising quality.
- Keep accurate records of BOQs, bills certification and ensure they align with the project budget.
Material and Inventory Management :
- Order finishing materials as per the works specifications & follow-up for timely delivery
- Maintain an inventory of necessary finishing materials to avoid project delays.
- Monitor material usage & ensure optimum usage to minimize wastage.
Documentation and Reporting :
- Maintain accurate records of all finishing-related activities, including inspections, tests, and changes.
- Generate progress reports and share them with reporting managers and necessary stakeholders (CPMO, SPMO etc.)
Customization and Client Satisfaction :
- Work closely with internal design team (Architects, Designers - MEP, Structural etc.) to understand and execute customized finishing requirements.
- Ensure that customizations meet design specifications and client expectations.
Safety and Compliance :
- Enforce safety processes/protocols to ensure that all finishing works are executed in compliance with TE safety regulations.
- Conduct regular safety inspections and address any safety concerns promptly.
Deliverable :
- Ensure that all finishing works are executed as per the TE quality standards, in a safe, efficient, and effective manner within the defined completion timelines & budget.
Key Performance Indicators (KPIs) :
Quality Control Rate (QCR) :
- Measure of the percentage of finishing works that meets or exceeds the TE quality standards and specifications. This shall also measure the non-conformances/snags occurrences and timely iterative corrections. A higher QCR indicates better quality control.
Project Completion Time Variance (PCTV) :
- PCTV assesses how closely the actual project completion time aligns with the planned schedule. It reflects the ability of the Finishing Engineer to execute work without compromising quality. A negative variance indicates projects completed ahead of schedule.
Resource Utilization Efficiency (RUE) :
- RUE evaluates how efficiently resources (Labour, materials, equipment) are utilized to complete finishing work within the assigned budgets. It measures the ability to optimize resource allocation and minimize wastage.
Safety Compliance Rate (SCR) :
- SCR assesses the adherence to safety protocols and regulations during finishing works. It measures the ability to maintain a safe working environment. A higher SCR indicates better safety practices.
