Head - Engineering Procurement Construction - Contracts (18-25 yrs)
Strategic
- Define the Organization's commercial strategy in line with the business
- Survey the environment to keep abreast of trends and best practices in the area of structuring and award of contracts in the Real Estate industry, nationally and internationally; Develop appropriate strategies to address / incorporate the same in BCDPL
- Lead the development and management of a global contractor database; Periodically update the same through continuous research and market scanning
- Provide functional guidance to ensure standardization of Commercial practices across the Organization; Develop / update Department SOPs; Lead the development of a framework for structuring & award of different types of contracts (long / short-form, new, non-repetitive within a project etc)
Operational
- Drive the tendering and contracting process in close consultation with the Head-EPC
- Work closely with external consultants and the Engineering Department to determine the scope of work (for award of the contract)
- Develop and ensure continuous updating of a framework for contractor evaluation; Lead the contractor evaluation process and review contractor ratings periodically
- Drive effective relationship management with contractors (existing and new) to facilitate suitable contract terms and availability of services at the time of crisis; enlist more contractors for specialist work. Develop a robust database of contractors
- Working knowledge of FIDIC terms
- Work closely with the Engineering Department to finalize the preliminary contractor list for the tendering process
- Experience of handling contracts of finishes items pertaining to the hospitality sector will be an added advantage
- Work closely with the Head-EPC for the technical and commercial evaluation of contractors on parameters such as past performances scheduled time, cost, accommodativeness etc.
- Ensure timely communication of differences between initial project requirements and the final contract to the concerned Project Heads
- Review all contract documents to examine:
- Legal and commercial clauses
- Interpretation and dispute resolution clauses
- Commercial taxation aspects
- Scope to accommodate re-engineering & value engineering
- Work with the Legal Department to provide support to Internal Departments for dispute resolution with respect to interpretation of contracts
- Ensure provision of timely support to Internal Departments on all contract-related matters
- Drive implementation of the contractor satisfaction survey to identify concerns & issues from the contractor's perspective
- Drive implementation of the contractor capability survey to identify specific strengths and weaknesses of the various contractors
- Drive maintenance of a database of all contracts and related documentation; Manage and review Department MIS and ensure periodic reporting of the same to the Senior Management
- Periodically review and update Job Descriptions for roles across Contracts
Financial
- Drive cost savings through negotiations with contractors and developing effective pricing combinations for different project sections
- Develop the Department budget and ensure adherence to the same

- Assess and fulfil training and career development requirements
