Manager - Project Coordination & Design Management - Private Equity Fund (5-12 yrs)
Manager - Project Coordination & Design Management - US based Pvt Equity Fund
- Architect / Civil Engineer from a reputed institute with post-graduation in building engineering/ construction management.
- Experience of working with PMCs/ development firms/ Grade-A Architectural firms with design coordination profile.
- Excellent communication skills.
- 6 to 12 years of experience (candidates with directly relevant experience with varying experience levels can also be considered) of handling all types of project coordination for multistoried building projects (residential preferred), with architects, all allied services and landscaping consultants. On-site experience essential.
- Candidate should have knowledge of AutoCad, MS Office, MS Projects etc. and ideally have an understanding of the complete life cycle of construction projects starting from design team selection to post completion close out.
- Base location - New Delhi. Involves travelling to site/s.
Areas of exposure desired:
- Design team Selection:
- Creation of design briefs,
- Short listing of design firms through comparative understanding of design brief and subsequent presentations.
- Conducting interviews, tendering process, quote comparatives and negotiations.
- Finalization of design team and contract finalization.
Design Management:
- Translating project brief into replies for architect's questionnaire.
- Review of design revisions to ensure the same is in accordance to project requirements.
- Review of Design and Drawings with view of functionality and possibility to provide further value additions - including building services.
- Conducting Design Review Meetings with material finalization and sample approvals from management - civil, finishing and building services.
- Finalization of Project Budget and Schedule through discussions and meetings till final sign off.
- Technical and Services design development and sign off.
- Follow ups and scheduling of GFC drawing deliverables from Architect / Consultants- team.
- Review of GFC drawings to ensure complete coordination of structural / MEP services inputs, reflecting the complete design intent.
Procurement Process :
- Identification of various Work and Supply Packages
- Identification and Prequalification of vendors (contractors / suppliers) for each package / item
- Tender floating, Receipt of Bids, Organizing Site visits for management, Preparation of Technical and Commercial Comparatives, Conducting a few rounds of Negotiations for each package /item.
- Preparation of Notes and Recommendation of Vendors
- Finalization / Issue of Work Order to finalized Vendors
- Contract finalizations.
Construction Management :
- Schedule Management tracking through MSP, weekly/fortnightly look-ahead, maintaining delay logs, material delivery trackers etc.
- Reporting - weekly/Fortnightly/ Monthly report generation, Issue and Risk Reporting, Raising Alerts etc.
- Cost Tracking - Cost Tracking against budget, change tracking, invoicing tracking and developing cash flow estimates for clients.
- Weekly Meetings - with project stakeholders for updating on progress review and major sign offs and decisions and site meetings with vendors for closure of all open issues and design coordination discussions.
- Coordination with site team and consultants to ensure timely issuance of information to site and thereafter design clarifications, alongwith generating and resolution of RFIs.
Closeout and Handover of Project :
- Achieving Admin Closeout through punch list generation, follow up and closure, Consolidating Handover Documents from vendor to project team, organizing package wise training to project maintenance team, Handing Over Certificate etc for each package.
- Achieving Financial closure through Certification of Final Bills, no claim Certificate from vendors etc.
