MEP Head - Real Estate (13-15 yrs)
Position : MEP Head
Location : Delhi
Experience : 13-15 years
Qualification : B.Tech Mechanical / Electrical.
Reporting to : Head Projects
Preferred from real estate companies (DLF, Emaar MGF, Supertech, Oaxe, Ansal etc.)
Purpose of the role :
The role holder is responsible to manage the entire mechanical, (HVAC, FPS, FAS, etc..) electrical & plumbing activities of Real Estate Business Div for KCT Group. Responsible for MEP Design and Budget. He has to look after the current and upcoming properties by contributing in the project planning phase through technical inputs.
Detailed Job Description :
1. MEP Planning
a. Responsible to develop and draft the design brief and RFP covering all the specifications for MEP requirements as discussed in the conception meeting.
b. Submits the finalized RFP to the contracts department for tendering process.
c. As part of the committee, participate in the review meetings to evaluate the consultants.
d. Evaluate and value engineer on the documents prepared by the consultants and issue fit-to-construct documents to the project execution team.
e. Prepares and manages MEP budget, prepares schedule and checks on MEP budget variance to control cost.
f. Provides planning input for the MEP works and monitor planning vs. progress on site.
g. Demonstrates expert knowhow of the entire MEP part of construction projects in all its aspects: design, function, installations and coordination.
h. Leads and supervises MEP activities and works closely with design consultants to integrate Mechanical, Electrical & Plumbing concepts suitable for the projects.
i. Liaises with local authorities for the approval of MEP service drawings and with Utility Providers / Municipality for obtaining NOCs, approvals at various stages of the project.
j. Coordinates with individual Project teams to ensure that deadlines, procedures, and other project requirements are met.
k. Maintains quality and safety at site of the work executed in Electrical, Mechanical and Plumbing.
l. Maintains logbooks, checklists and schedules for all MEP installations and manages downtime / breakdowns
m. Introduces new consultants for the projects and help the contracts team to build a strong database.
2. MEP Design
a. Coordinates the MEP design with architecture department and contractors / subcontractors and execution at site.
b. Reviews HVAC designs covering cooling load calculations, static head calculations, AC unit selection, ductwork sizing, chilled water sizing, diffusers selection and distribution, fan selection, hood sizing, etc.
c. Reviews Plumbing designs covering water supply system, drainage system, gas system, water heater selection, grease interceptor selection, rain water harvesting, etc.
d. Reviews Fire Fighting designs covering pipe sizing, sprinklers distribution, hoods fire suppression system, gas detection system, etc.
e. Reviews Electrical & Low Voltage designs covering lighting and power systems, D.B. schedule and power schematic, emergency lighting, fire alarm, low voltage systems, etc.
f. Reviews all mechanical installation design includes lift, Canopy, Gates, Rails, special structural steels etc.
g. Review and Improving energy efficiency of the building
h. Reviews solar PV design
3. MEP Operations
a. Ensures procurement (of systems & services) and installation and testing & commissioning of HVAC systems: Unitary Equipment, Chillers, Chilled Water Network, Air Handling Equipment, Ductwork and Air Side Equipment, Diffusers & Grilles, Exhaust Fans, Thermal Insulation.
b. Ensures procurement (of systems & services) and installation and testing & commissioning of Plumbing Systems: Water Distribution Networks; Plumbing Pipe Works in Trenches; Structures related to Plumbing/Drainage, Water Storage, Plumbing for Gases, Internal/External/Surface Drainage.
c. Looks into water demand calculation for the project and the entire water supply system and completes it with fixture unit calculation, pipe sizing & pressure drop calculations.
d. Ensures procurement (of systems & services) and installation and testing and layout of internal & external Fire Fighting system: Sprinkler System and fire suppression system.
e. Suggests areas for improvement in internal processes along with possible solutions.
f. Participate in weekly site meetings to review the progress of the project and ensure compliance with the agreed design.
g. Ensures compliance of MEP activity to best industry standards, Green building norms (IGBC), national / international codes, planned timelines, allotted budget, company strategy and goals.
h. Implements proper quality procedures and raises Non Conformance Reports in case of deviations from specifications or industry best practices.
4. Internal and External Coordination
a. Coordinates with the external agencies, vendors and consultants.
b. Liaise with internal departments like facility management, projects, finance and administration to ensure smooth delivery objectives for the department.
5. Managing People
a. Must be a team player who will seamlessly coordinate with the Architects, Project Manager, Contracts Manager and Accounts team.
b. Must have skill set to drive the contractors to meet the timelines.
c. Mentors a team of Mechanical, Electrical and Plumbing assistants at individual project site.
d. Prepares status reports of team members and addresses issues as appropriate.
e. As part of additional skills, he must be computer literate and should have prepared necessary MIS and reports.
