Position Pocket Incharge (Facility Management of Residential estate of pocket)

Department : Facility Estate

Location : Chandigarh

Qualification : Dip. & B.Tech (Electrical, Civil & Mech.)

Experience : 5 - 10 Yrs (Must have Experience as a Facility Head at least for 2 Yrs)

Reporting To Zonal Head

Reported by : Entire team of facility Management of the Pocket

- Must be having good Communication skills in Hindi, English. Proficient in spoken Punjabi will be an added advantage.

- Must be having pleasing personality and go getter attitude to solve Customer probles

Responsibility Job Description :

- To look after entire Facility Management by Managing, Housekeeping, MEP Services, Fire Safety, DG Sets, Transformer, STP, Services, Gate Management, Horticulture & CAM.

1. Work Force Management :

- To look after over all Manpower deployment, Work Scheduling & Training of Manpower to Deliver quality Services.

2. Customer Relation :

- To understand customer queries and address their problems by deploying the designated staff to solve their problem on priority.

3. Electro Mechnical :

- To look after the maintenance of DG Set, transformer, Fire pump, Lift, fire Equipment- s, Electrical Panels, Electrical equipment, CCTV, Lighting equipment's, STP etc with proper history card periodical routine maintenance, break down maintenance & Preventive Maintenance.

4. Fire Safety :

- To look after overall fire & safety operation by ensuring fire evacuation plan, Fire Layout, mock Drill, Fire Equipment's Maintenance like hydrant, sprinklers, fire pumps, fire dictators etc.

5. Security :

- To deploy Manpower as per work Schedules, Oversee Security disciplines like inward outward register visitor Management, Security Discipline etc.

6. Horticulture :

- To guide the Horticulture executives, operators to work as per the Guidance & Drawings.

7. Electrical/Plumbing/Mechanical :

- To Manage a team electrician, plumbers STP operators and other electro Mechanical staff to work as per SOP

8. SOP :

- To discuss with the Zonal Heads and prepare SOP of different process.

9. Housekeeping :

- As a head of pocket, he should be responsible in Managing the Housekeeping of the estate with proper discipline & Time Limit.

10. Guest Complaint Management To review the logbook of Customer Complaints and deploy the Work force as per the priority.

- To ensure that the Customer issues are addressed in time.

11. MIS To Prepare weekly/Monthly MIS of the Pocket as above functional status.

12 CAM To Facilitate the collection of CAM charges from the residents as per the Guidence.

13 Inter Department Co-ordination To Co-ordinate with project,HO, Accounts to resolve the Customer complaints in time.
