OYO Rooms - Manager - Engineering Services (4-10 yrs)
Job Title Assistant Manager - R&M Operations
Key Responsibilities Daily R&M operations :
- Handling R&M daily operations for OYO self-operated properties
- Interacting with vendors, field engineers, GMs and various other internal/external stakeholders
- Decision making on finalizing AMCs, rates & and vendors for AMCs, procurement of capex assets etc
- Issue resolution related to WIFI, DTH and network boosters
- Coordination in quick resolution of R&M issues, hence ensuring minimum blocked inventory due to maintenance issues
- Monitor and respond to open maintenance tickets, resolve critical issues and get tickets closed within given TAT
- Ensure timely closure of tickets / issues to maintain service quality for all the assets under operation
- Field engineer's performance tracking and KRA rollout
- Evaluating field engineers performance based on defined parameters
- Rolling our monthly KRAs
- Publishing daily dashboards for room blocking & ticket status for all the field engineers
- R&M database management
- Responsible for managing R&M AMC database, AMC payment status, room blocking data and various other database for OYO self-operated business
- Prepare weekly, monthly management information report pertaining to asset maintenance cost, quality and response time
Vendor management :
- Identify and develop pan India level vendors for all maintenance related works.
- Develop performance monitoring standards for vendors and to ensure SLA adherence.
- Evaluate quotations submitted by vendors for various works to optimized costs.
- Rate contract for routine items and standard services across India.
- Monitor progress of vendor payment and regular processing of invoices.
Cost optimization :
- Responsible for cost optimization by negotiating with different vendors and advising field engineers/ GMs for appropriate AMC rates
- Spearheading various proactive measures for repair & maintenance resulting in cost reduction
- Coordinating with ground team in completing innovative projects leading to cost reduction
- Work with capability team to optimize electricity, fuel, water, R&M costs and lead independent efficiency projects to bring in process improvements
- Reporting Work in close coordination with Director - Townhouse Operations, GMs /AGMs, Service heads to ensure smooth Engineering services operations
Desired Candidate Profile :
- Bachelor's degree + MBA. 3-5 Years of relevant experience in operations, experience in facility management will be a plus
- Knowledge of sourcing, contract negotiation and vendor onboarding process
- Ability to work under pressure and perform independently
- Excellent knowledge of MS Excel
- Good communication skills
