Project Activation Manager (Commercial Real Estate)
Description of Role :
The Project Activation Manager, is the - on site- point of contact who owns the execution of a space. The PAM will have an in depth understanding of activation process along with strong negotiating skills
Objectives :
- Manage entire fit out process from Contractor through Substantial completion, punch-list and close out.
- Manage all external consultants, ensuring timely execution of scheduled deliverables
- Complete projects with emphasis on quality, timely completion and budgetary requirements
- Manage all required reports, assist in payment requisition
- Knowledge and experience of AutoCAD, Sketch & other tools for design and layout work.
- Needs to know the Site Measurement.
- Needs to have good knowledge of Civil, Electrical and HVAC work
- Delivery zero defect build out
- Enhancement of professional and personal skillset
Accountabilities :
- Coordinate all vendors as required during construction
- Chair on site meetings with all vendors as per requirements
- Assist commercial management w/ budget management as required
- Coordinate furniture install + staging with design team
- Coordinate - merchandising- install
- Management of project construction close out including timely completion of all punch-list items
- Assist commercial management team with financial close out as required
- Review Change Orders (within approved thresholds) during construction that fall within budget after discussing with the department head.
- Ensure all project documentation is being prepared and filed accordingly by project team
- Interact and negotiate with Vendors, contractors / subcontractors
- Implement any efficiencies that result in a cost savings without compromising on design
- Travel to project sites as required
Qualifications, Essential Skills and Experience :
- Associate or Bachelor Degree from an accredited institution in Architecture, Interior Design, Engineering, or Construction Management is preferred.
- Be familiar with construction industry best practices, building and local codes.
- Ability to review and track project budgets and schedules.
- Familiarity with architectural, furniture and space planning drawings and their use.
- Ability to travel to sites (and regionally) as required.
- Highly organized with strong analytical skills.
- Strong interpersonal skills with an ability to interact with designers, contractors, vendors and enterprise clients.
- Organizational skills with the ability to identify and manage priorities.
- Excellent written and verbal communication skills.
- Detail oriented approach to job responsibilities.
- Ability to multi-task and work both in a team environment and independently.
- Proficiency with MS Office and Google Sheets.
