Property Manager - Operations - Real Estate (3-6 yrs)

Job Summary:

The Property Manager is responsible for the overall management and operation of assigned residential or commercial properties. The role ensures the property is well-maintained, optimally occupied, and delivering maximum return on investment while maintaining tenant satisfaction. The Property Manager will also oversee daily operations, leasing, financial performance, maintenance, and vendor management.

Key Responsibilities:

Tenant Relations:

- Serve as the primary point of contact for tenants.

- Address tenant complaints, requests, and resolve disputes.

- Coordinate tenant move-ins and move-outs.

- Ensure high levels of tenant satisfaction to minimize turnover.

Property Maintenance:

- Oversee the daily upkeep and maintenance of the property.

- Schedule routine inspections to ensure property is well-maintained.

- Coordinate with contractors for repairs, renovations, and upgrades.

- Ensure compliance with all building safety, health, and legal standards.

Leasing & Occupancy:

- Market vacant units and manage leasing activities to ensure high occupancy rates.

- Conduct tenant screening, lease negotiations, and renewals.

- Prepare and enforce lease agreements.

Financial Management:

- Prepare and manage property budgets, track expenses, and oversee financial operations.

- Monitor rental income, collect rent, and handle delinquency management.

- Provide monthly financial reports and manage property cash flow.

Vendor Management:

- Oversee relationships with contractors, suppliers, and service providers.

- Obtain competitive quotes, negotiate contracts, and ensure services are delivered to the required standard.

Legal Compliance:

- Ensure property management complies with all local and federal laws, including property laws, rent control, and health/safety regulations.

- Coordinate with legal teams to manage disputes and evictions, when necessary.

Qualifications:

Education: Bachelor's degree in Real Estate, Business Management, or related field preferred.

Experience: Minimum of 3-5 years of experience in property management, real estate, or facilities management.

Certifications: Certified Property Manager (CPM) or Real Estate License preferred.

Technical Skills: Proficiency in property management software (e.g., Yardi, Appfolio, or similar), MS Office Suite.

Knowledge: Strong understanding of local real estate laws, leasing, budgeting, and financial reporting.
