Senior Architect - Real Estate (6-8 yrs)
- The role involves translating design ideas into design briefs to be handed over to design consultants/architects and internal stakeholders. Support delivers the milestones on time during the entire project lifecycle.
- The incumbent is responsible for coordinating and monitoring the design for a project from pre planning through to construction by ensuring the availability of design drawings and specifications in his/her project.
- Working closely with external architects and consultants for timely delivery of design outcomes
- Ensuring that the design brief is maintained within budget
- Guiding and advising the projects team on design modifications and clarifications during construction phase
Role Responsibilities Areas:

- Understand the feasibility of the project in terms of built up area, saleable area during TDD stage
- Prepare a rough estimate for the project with FSI, number of towers, height, and other specifications and provide as input for the Costing Budgeting estimation
- Prepare and send RFPs
- Ensure timely pay-outs to the vendors and consultants by coordinating with accounts team
Key Internal Interactions :
- Costing Budgeting: For various budget allocation towards design requirements
- Leasing: For working out the design USPs of the project, product mix and pricing strategies
- Investment: Provide inputs for working out the feasibility of the project during TDD stage
External :
- Consultants Vendors: Architects, Landscape, Interior Designers, IGBCs
- JVPs: For explaining and discussing on the design brief
- Legal and Liaison: For coordinating on various inputs required for GFA drawings to seek RERA, MOEF, and other government approvals
Skills Required
- Landscape Expertise (preferred)
- Prior experience in managing residential high-rise projects during execution stage
- Knowledge of the latest trends and techniques in Architectural
- Designs and layouts
- Understanding of legal documents such as agreements and contracts
- Working knowledge of design software
- Proficiency in AutoCAD, SketchUp, Photoshop, and Microsoft Office suite is required
- Excellent oral and written communication
- Should have knowledge of the regulations, various policies for approval of plans
- Knowledge & Skills Familiar with all the government departments,
- Preparing RERA Certificates, scrutiny, obtain NOC's from Different Departments & Follow up work at govt offices.
- Ensuring all the compliance required for various NOC `s like MOEF, HRC, CFO, EETC, Tree, SWD, Drainage etc. are completed on time
Preferred Skills
- Prior experience in Real Estate
- Prior experience in group housing and knowledge of local by-laws
- Qualification Experience: Graduate/Post Graduate in Architecture
