The Phoenix Mills - General Manager - MEP Services (13-15 yrs)
Overall Purpose/Objective Of the job:
- Drives the execution of all MEP/ Services activities at the project site from drawing to the testing and commissioning stage within prescribed quality standards.
- Conducting MEP & FLS audits, value engineering, upgrades of operating assets viz Residential, Commercial, Malls, Hotels etc-
Key Responsibilities
Project Execution :
1. Understand and review the finalized architectural detailed drawings for the project, analyze feasibility from a MEP/ Services perspective and resolve the queries/issues(if any) from Architectural & Planning team
2. Understand the overall budget and budgetary allocation for various phases of project and ensure adherence to the same through the construction/execution phase
3. Undertake the kick-off meeting with all the MEP/Services contractors to explain all the project details and thus mobilize the contractors
4. Undertake review, finalization of shop drawings in coordination with MEP/Services consultants and Project Architect
5. Ensure that the materials are checked by the QC/QA and QS teams for the quality and quantity respectively
6. Conduct weekly discussions with the MEP/Services contractors to discuss non-adherence to schedules and thus monitor progress of the project through daily inspections
7. Monitor whether the MEP/Services team checks every area such as HVAC, electrical, plumbing and fire-fighting equipment installations and fittings on a daily basis
8. Manage complete testing of all equipments and service across all areas of project-site
9. Review the daily progress reports prepared/compiled by the Engineer for all the MEP/ Services activities across various areas
10. Ensure that all the certificates are available/procured for all equipment in coordination with the Liaison team and also manage conduct of audit by an external agency of all MEP facilities
Operating Assets
1. Participate in the annual budget exercise of all Operating assets related to all Engineering services and support in finalizing the same.
2. Conduct regular budget reviews and ensure adequate budgetary controls are exercised
3. Drive Energy Conservation Program throughout the property within Engineering Department
4. Work with the Chief Engineers of all Operating assets and support in various upgrades in the property, value engineering from time to time for various MEP projects, equipment etc..
5. Understand the List out all equipment (critical and non critical) and determine the kind of AMC (comprehensive and non- comprehensive) required for each
6. Ensure the OEM / AMC vendor carries out prompt and satisfactory resolution of all technical issues in the equipment as per their severity and urgency
Fire Life Safety
1. Responsible to take active leadership in managing and upholding the Fire and Life Safety (FLS) across all projects and operating assets
2. Responsible for overseeing and managing Mall FLS including other projects under development as follows:-
- Fire Prevention Plan
- Fire Hazards Elimination
- FLS Systems inspection, testing and maintenance
- Fire Emergency Plan
3. Plan and implement FLS systems inspection and testing at regular intervals
4. Ensure that FLS activities are in compliance to Corporate Policy and FLS Manual or FLS standard.
