Qualification : Bachelor's / Masters degree, preferably in Architecture, Design or Construction management
Client Profile :
Client is a Mumbai-based real estate fund cum asset manager, backed by a prominent international sovereign fund. With strong in-house retail real estate domain expertise, they are striving to build a pan-India portfolio of marquee mall properties typically of 0.5 - 1 mn sq ft in size. Their model is to invest, build, lease and operate these properties and have brought together a dynamic team of seasoned industry professionals with aim to become India's largest asset managers of highly specialised world class mall properties. They also plan to diversify into other real estate classes few years down the line.
Client has already committed over INR 1000 crores in development and asset management of two mall properties and is anticipating significant portfolio expansion.
Candidate Profile :
- Proven ability to provide comprehensive inputs on design, execution, delivery, and business plans of complex, large scale mixed use development projects preferably with strong retail real estate orientation
- Experience in all facets of project delivery including Feasibility, Business Plan, Design Management, Construction Management
- Proven track record of delivering projects within board approved metrics of budget, timeline, product and risk
- Should have understanding of business proposals, cash flow management and profitability analysis
- Preferably should have had global exposure in designing and developing retail real estate projects
- Should have leadership skills
Key Responsibilities :
- Lead the entire process of Project Development right from inception to handing over to the client
- Liaise with project team to develop, design, construct, product delivery and handover
- Oversee design preparation, project co-ordination, planning, scheduling work and provide guidance to the Design Department in planning and design implementation
- Coordinate with the Construction Head for construction, quality control and project delivery
- Lead construction time study and critical path analysis for review of resources, profitability and execution efficiency
- Oversee specifications, drawings and tender documents for cost and build ability
- Participate in the business planning process by providing inputs to the Investment/Business Planning teams
- Ensure effective financial control and fund management to meet the financial requirements of various projects in the scope
- Establish MIS systems and processes for both internal and external reporting
- Ensure profitability through timely completion of projects, cost effectiveness, efficient & proactive handling of contingencies
